Luxury Home Renovation & Wrap-Around Extension Case Study – Blackheath SE3

This Blackheath project is one of our most ambitious residential transformations. It highlights the care, structural planning, and high-quality finishes we deliver in complex family home renovations.

It’s a great example of our complete design and build skills in Blackheath and across South East London.

The property started as a traditional London family home with a layout that felt closed off. Even though it was spacious, the rooms were separated, the main living areas didn’t flow well, and there wasn’t much natural light.

Chimney structures obstructed movement, and the kitchen, lounge, and garden were poorly connected.

Our client wanted to turn the house into a spacious, modern family home with better flow, more natural light, and high-end finishes throughout.

The project called for a full rethink of the house, with a wraparound rear and side extension, a new structural design, a loft upgrade, updated services, and luxury finishes for modern family life.

The Structural Challenge

This project was challenging both structurally and in terms of delivery.

When we joined the project, planning approval and architectural drawings had already been completed. Our job was to handle the key technical and construction stages, including:

One of the biggest challenges was the original layout.

The house felt cramped, with lots of internal walls and chimneys breaking up the flow.

To create the open-plan spaces our client wanted, we needed major structural steelwork on the ground floor and in the extension.

This meant taking out internal load-bearing walls and several chimney breasts to open up the house and create seamless living spaces.

The result was a total change in how the home works and feels.

The Wrap-Around Extension

The rear and side extension became the main feature of the project.

We aimed to create a bright, open kitchen, dining, and family space that flows seamlessly into the landscaped garden.

A standout feature of the extension was a 6-metre-long electrically operated Velux Unlimited rooflight.

Installing it was not simple.

Because of its size and the opening needed, the rooflight required its own structural design and steel supports to fit safely into the new roof.

This feature became a highlight of the project, filling the extension with natural light and altering the space’s feel throughout the day.

Together with the full-width aluminium crittal doors, it creates a smooth visual link between the inside and the garden.


Ground Floor Transformation

We completely redesigned the ground floor to focus on family living, comfort, and entertaining.

We moved and rebuilt the kitchen as the heart of the home, working with Howdens Kitchens and adding premium stone worktops from Jasper Alexander.

We added a hidden utility room and a dedicated plant room, making the home more practical and better organised.

The old rear reception room became a TV and family media room, giving the family a separate place to relax away from the main open-plan area.

We installed several pocket doors on the ground floor, so spaces can be opened up for gatherings or closed for privacy and quiet.

We used herringbone engineered flooring across the whole ground floor to tie the layout together and give it a high-end look.

The lounge became a real showpiece with:

  • bespoke plastered coving
  • Bespoke media wall and TV installation
  • a feature log fireplace

The fireplace adds warmth, character, and a strong focal point to the lounge, balancing modern finishes with a classic family-home feel.

We designed a cloakroom under the stairs with a gold-plated sink, making it one of the standout luxury features on the ground floor.

Loft Reconfiguration & Upgrade

A big part of the transformation was fully reworking and upgrading the loft, which greatly improved the upper-level living space and the home’s value. Worked to create an additional high-quality bedroom suite, complete with a new en-suite bathroom.

We added a Velux roof balcony to this level, giving the room more natural light, great views, and a unique architectural touch.

We also installed a flat roof skylight to let in more daylight and make the loft feel brighter.

Now, this space is a sought-after private bedroom suite and an important part of the family home.

Upper Floor Reconfiguration

TWe completely reworked the upper floors to create a much more luxurious family layout.

The completed arrangement now provides:

  • three bedrooms with private en-suite bathrooms
  • wet-room style shower arrangements
  • an additional bedroom with direct access to the principal bathroom
  • a total of four bathroom spaces within the property

The master bathroom was designed as a luxury suite, complete with a Japanese smart toilet for a hotel-style touch.

We added a built-in workstation in the hallway to support working and studying from home.

We installed a Velux sun tunnel above the landing to fill the space with natural light, turning a once-dark area into a bright spot.

This made the upper floor feel much better and easier to use.


Full Mechanical & Electrical Upgrade

Because of all the changes to the structure and layout, we completely rewired the house and replaced all the plumbing.

This included:

  • full electrical re-wire
  • new lighting and socket layouts
  • upgraded consumer unit
  • new heating layout
  • new plumbing runs throughout
  • wet-room service coordination
  • plant room integration

This was a big part of the project and needed careful planning alongside the structural and finishing work.

We turned what was once a cramped, traditional family home into a bright, spacious, luxury residence made for modern living.

The finished result now delivers:

  • upgraded loft accommodation
