Loft Refurbishment & Home Renovation Case Study – Blackheath SE3

Project Overview

The Client Brief

The homeowners wanted to convert their loft into a comfortable guest bedroom for visiting parents while also creating a flexible family space suitable for occasional movie nights. A practical en-suite bathroom and improved natural light were key priorities, together with a more efficient internal layout.
New stud partitions with pocket doors were introduced to maximise usable space. Bespoke joinery, including a custom-built working desk, was added to support daily use. Existing cupboards were reconfigured and upgraded with new doors, while the stairwell landing was carefully adjusted to integrate seamlessly with the revised layout.
Beyond the loft, the brief included upgrading the main bedroom through full redecoration, floor sanding, and refurbishment of the existing en-suite bathroom. The new bathroom incorporated underfloor heating, a Porcelanosa mosaic shower tray, and Lusso Stone fittings, combining practicality with refined finishes.
Additional works included the redecoration of hallways and landing areas, alongside a complete redesign and rebuild of the ground-floor utility room and WC.

Project Challenges & Technical Works

Rather than replacing existing spaces like-for-like, each bathroom was redesigned and rebuilt to improve layout efficiency, performance, and finish quality. This reflects our design-and-build approach, which focuses on improving how spaces function over time.
The project was carried out while the family continued living in the home. Careful sequencing of works ensured heating, water, and essential services remained operational throughout the programme.
During construction, additional roof repairs were identified. These included rebuilding and repointing chimney stacks and completing leadwork repairs to sections of parapet walls to ensure long-term weather protection.

The existing plumbing installation also required significant intervention. Several faults were discovered within the heating system, including failing pumps and poorly executed previous alterations. These issues were diagnosed and resolved, and sections of the plant room were reconfigured to improve reliability and long-term performance

The Result

The completed refurbishment delivered a cohesive and highly functional home. Each upgraded space integrates naturally into the existing property. The loft now provides a versatile and comfortable living area, while redesigned bathrooms, a rebuilt utility room, and refreshed interiors significantly improved everyday usability throughout the house.

This project was delivered through our design and build service, allowing the process to progress efficiently from initial concept through to construction.
Following an initial consultation, we worked closely with the homeowners to develop the design and agree on a clear direction for the refurbishment. Once the design phase was finalised, a detailed estimate was prepared, enabling construction to begin with a clear understanding of the scope, costs, and programme.
